Build A New Home ... With Representation

If we have said it once, we have said it 1000 times! If you are interested in building a new home, be sure to have a licensed real estate agent represent you!

With the current lack of resale homes in Arizona, many people are finding it favorable to build a brand new home through a reputable home builder. Having a brand new home is fantastic, but, did you know that the sales representative in the builder's office works for the builder? Their obligation is to represent the interests of the builder over that of the buyer! This can easily be changed by having a licensed real estate agent represent you during the home building process. I have heard some people say that they'd rather have the "savings" applied to them since the builder does not have the extra agent to pay. This is completely false, the price the builder is offering the buyer does not change, regardless of representation (or a lack thereof).

Having an experienced agent represent you during the home building can be useful for several reasons, here are just a few:

Protect your earnest money/deposit.
Understand and walk you through the purchase contract while avoiding costly pitfalls.
Navigate you through upgrades (too many upgrades can possibly keep your home from appraising and cost you more money!).
Help you chose a home that has great resale potential.
I personally have even "saved" one of our buyers from losing out on their new home, due to financing, because I knew what questions to ask the builder's lender while our dear client wasn't sure what to do next!

Our independent home inspector will make sure that no detail is overlooked and that the builder is held accountable to providing a superior product.
